I have one coming on Wednesday 12-1pm for the buyer of the condo. Supposedly my condo was worth $299K, January 2012. I sold at $278K – the drop is from the saturation of condos available in my area and it will continue to drop in the coming months :(
My realtor says nothing to worry about – the appraiser has to come in at, at least $224K (80%) and that I will be fine.
One more step to the condo going into final sale on Friday :)
So I got the condo listed on April 21st and she sold on May 22nd – well conditionally sold. Friday is when the first and only condition should fall off (financing). I dropped the price twice on MLS and got the lowest I was willing to accept. I walked away with about a 4K loss but what are you going to do? I needed out and fast and from the look of condo market around here in Mississauga, it is going to get worse as the Limelight Condos come on the market. They should be incorporating into condos within a month or two and then the investors will unload and bottom the market out worse. Condo possession date is July 19th.
I have been sick with a bad cold since last Monday. I had taken the day off to get caught up in stuff I had let go in favour of using my time for getting the condo ready for selling but it appears that that day, my body decided to get sick. So it started then, and I did go to work Tuesday knowing I was in for it. I had an meeting at 2pm at my condo with Tarion and the builder as I’m on the Board and I felt myself going down health wise quickly.
And I have been off work since. Well I did go in Monday for an hour but couldn’t hack it (no pun intended) and yesterday for half a day and was told I need to work from home today. Which I did, but only for half of the day as I could not sleep during the night and instead slept until just after noon.
In condo news, I lowered my price to $283,000 on Tuesday as we only had 2 showings last week. I had a showing tonight and the young man seemed enthused about the place. I just need an offer…I am so ready to be in a house with a yard for the boys :)
And we’re listed! We are currently awaiting MLS to populate for users of MLS to see as it can take 24-48 hours – but my listing is there for realtors to see and recommend my unit to view :)
I have only one item left on my to do list and that is to clean/dust inbetween the appliances. I dusted as I best I could for photos but the fridge and stove need to be moved out from their spots and a good cleaning done. And of course, when the place sells I will clean the inside of the fridge and stove as well. Micro was done :)
